I occasionally see home buyers hesitating to work with buyer’s agents, so I imagine this question lingers in the back of every buyer’s mind at some point.
I strongly believe that all buyers should be represented by an agent. And this doesn’t just include the purchase of a resale home. Anytime a person is considering buying a home, either resale or new construction from a developer, or even within retirement communities, they should be represented by a professional buyer’s agent.
It might be tempting to just blow this off and think – “buyer’s agents just want an easy commission”. Not so! If you select an agent experienced in your specific area of purchase, you will have a seasoned professional on your team at no cost to you, working hard to get you the best deal possible! That’s right, the first and most attractive reason to hire a buyer’s agent is that it is FREE! When you hire a buyer’s agent they will be compensated by the seller, developer, or housing community that you end up purchasing from. This fee is already built into the cost. Of course, the sellers, developers, and housing communities hope you don’t utilize this as it just saves THEM money.
If you select a seasoned agent, not only will you benefit from their knowledge, but they will most likely get you better terms and even a lower price on your purchase. Your buyer’s agent has a legal obligation to get you the best deal possible. Plus, they organize and manage the transaction including the hassle of paperwork.
To find a good buyer’s agent, simply start getting recommendations from people that you know and trust. Ask a lot of questions. Make sure they are knowledgeable and experienced in the type of purchase you are going to make. If you are still unsure then ask for additional references. Good agents can and will produce references from past clients. Then meet with your potential agent and make sure it’s a good fit.
Once a good buyer’s agent is selected you will breath a sigh of relief and go through the purchase of your new home or residence with confidence, and I bet you’ll even wonder how you ever considered taking on this huge endeavor without one!
